TAVA Waters (formerly The Breakers Resort)

TAVA Waters (formerly The Breakers Resort) is a complete rebranding of a multifamily community in Denver, Colorado.  TAVA will offer an authentic Colorado lifestyle, focused on positioning amenities as lifestyle elements that are central to an enhanced way of living.  The brand is focused on celebrating vibrant lakeside living, convenience, and a welcoming community atmosphere.  The redesign of the Catamaran Club, as well as other property amenities will appeal to residents’ adventurous attitudes, active lifestyles, and an overall sense of community.

East Bank at Richwood Village (formerly Oyster Creek Apartments)

East Bank at Richwood Village is a 200-unit garden-style multifamily project located in the City of Richwood, Texas. The property sits on a 9.49-acre multifamily land site.  It is now being positioned as a best-in-market, Class-A, garden-style apartment community in the growing and dynamic Lake Jackson/Richwood market. Lake Jackson is located in the epicenter of the oil and gas sector, which is currently going through a major expansion. The Brazoria County Economic Development Alliance projects that 20,000 new jobs will be created in the next 10 years.  With occupancy levels among the highest of the Houston submarkets, and strong rent growth in the region, the Brazoria County apartment market is poised to perform well for the foreseeable future.

Brazos Crossing

Brazos Crossing is a 308-unit garden-style multifamily project located in the City of Richwood, south of Houston, Texas. Built on a 17-acre site, the Property totals 308 rentable units with an average square footage of 829 sq ft. The final building, amenities, and ancillary buildings were completed and delivered at the end of 2016.  The property’s operations team is now focused on the lease up and providing a first-class rental experience to the tenants.  With the expanding petro-chemical economy and the shortage of housing supply in the Lake Jackson/Richwood market, Pensam Development is excited to have partnered with 210 Development Group and a large construction company to help create quality housing for their employees.

AXIS at One Pine

Axis at One Pine is an ongoing renovation project of a Pensam Residential Multihousing asset in Plantation, Florida.  Pensam Development will be executing the entire rehabilitation project, including: general site improvements, landscaping, exterior building enhancements, and newly-constructed amenities.  Upon completion, Axis at One Pine will boast a new clubhouse, fitness center, pool area, and leasing office.

Palmetto Fort

Palmetto Fort is a 206-acre waterfront land development site in Charleston county, South Carolina, which consists of 118 acres of developable land, and 88 acres of wetland. The site is approved for the development of 282 single family lots.

Legend Park

Legend Park Apartments is a 367-unit apartment community located in Schaumburg, Illinois. Pensam Development is directing a complete interior and exterior renovation effort.  Pensam acquired the property in 2019 and is executing the entire rehabilitation project including: general site improvements, property wide re-roofing, landscaping, exterior building enhancements, interior unit updates, and the redesign/reconstruction of the property’s clubhouse.  We anticipate the project will be completed during 2020 and will greatly benefit from the planned improvements.


Airie will be a 176-unit rental home community located in Denver, Colorado just 8 miles from downtown.  Construction of the Property will commence in September 2019 with an anticipated completion date of March 2021.  Airie will consist of 5-story structure over a podium of covered parking.  Airie will feature interior corridors with one, two, and three-bedroom floor plans. Airie is located with frontage to Lake Windsor, a 60-acre lake surrounded by a 1.44 mile multi-use illuminated paved path. This setting will offer residents a natural outdoor amenity unparalleled in the marketplace. The lake path also provides easy access to the High Line Canal Trail, one of the most coveted amenities in the city and a key part of the Denver 850-mile trail system.
